We live in a world that is governed by contracts.
They are designed to protect the parties involved and MOST of the time, they work as intended.
One of those contracts is the LISTING AGREEMENT. When you decided to sell your home, you signed a LISTING AGREEMENT with the agent you chose to hire. You may or may not have interviewed more than one agent but ultimately, you chose one agent for whatever reason.
The term of the agreement can vary…three months, six months, or a year are all common terms.
Once the term of the agreement has run it’s course and your home has not sold, what now?
You have several options….
1. Decide that you didn’t really need/want to sell and stay off the market. This decision can be influenced by multiple factors, including time of year, school, and just overall drive to move.
2. You can hire the same agent again. You may feel confident that your agent did everything they could to sell the home and for some unexplicable reason, it didn’t sell. Do you know if the agent you are going to re-hire is going to do anything different for you this time around, and if so, why didn’t they do that the first time are the biggest two questions that come to mind for me when I hear someone is hiring the same agent two consecutive listing terms. It might just be a unique house and more time might be needed, but make sure you know!
3. You can interview and hire another agent. Yes, this process isn’t much fun. It’s hard to decipher all the “sales-speak” that agents throw out there and EVERYTHING is meant to sound good!

Even if you are in the Houston/Cypress/Katy/Sugar Land area, that agent MIGHT not be me because I can not pretend to be all things to all people…but as a BROKER, I KNOW a lot of agents with a lot of different companies and ultimately, I want to make sure you get the agent you need! AND, yes, I said even in other cities, towns, and states because I have been online for years and have connections with agents nationwide…I may not know someone in every market and if I don’t I’ll be the first to tell you I can’t help, but it’s a great place to start!!
Sort of a different approach, I know…you’re not used to that kind of help, no strings attached, but I think it just makes sense because most people who want to sell, don’t KNOW who to ask for a referral or advice.
