Cinco Ranch has wide variety/value

When people think KATY, a few things come to mind:

1. Katy High School FOOTBALL (I mean,  in the last 10 years, they’ve brought home the championship 4 times– 2000,2003,2007, and 2008!)

2.  Katy Mills Mall

3. Cinco Ranch

The Cinco Ranch neighborhood, developed by NEWLAND Communities was begun a little more than 20 years ago and it’s STILL growing.  Originally thought as a 5,000 acre master planned

community, it has overgrown it’s boundaries and grown around GRAND LAKES, taking on an additional 2600 acres to bring the total to 7600 acres.

One thing that makes Cinco Ranch stand out is the huge variety of amenities that the community offers.

  • A white sand beach
  • Catch and release fishing in the lakes spread generously throughout the community
  • Multiple pools all with various themes and amenities
  • A water park with waterslides and waterchutes
  • wooded areas
  • picnic areas
  • numerous parks
  • schools located within the subdivisions
  • The Country Club/Golf course
  • many parks and greenbelts

Cinco Ranch is a very unique community in that normally, resale homes do not do very well when put in competition with new construction homes and Cinco Ranch has been building continuously for over 20 years but the resale homes do VERY well there.

Prices in Cinco Ranch $140,000 to just over $1M so there is wide variety in size and style of homes.  However, the lifestyle throughout Cinco is pretty consistent, whether in the $140K range or the $1M range.

If I’ve heard one thing consistently that was considered a “negative” it has been that the HOA is too expensive.   HOA runs from about $900/year up to some sections at $1500/year, thus adding $60-$150 a month to most mortgage payments (when escrowed).

For the most part, things are very positive about the community and businesses have done well there.  Lifetime fitness is always hopping after opening almost 10 years ago, the La Centera Shopping Center is a big draw, having a little something for everyone from GYMBOREE, to JUSTICE, to White House Black Market, to Jos A Bank, and of course miscellaneous food available, highlighted by the recent addition of Las Alamedes.

About Ron Tarvin, Broker/Owner

Ron Tarvin is a Broker/Owner of Texas Choice Realty and has been a licensed real estate agent for over 10 years. Ron's experience goes beyond that of a real estate agent as an active investor out of state for several years before moving to the Houston area and becoming a licensed real estate agent and ultimately Broker. Ron lives in the Katy TX area with his wife of 129 years and two daughters (19 and off at college, and 8). While not having a ton of time for hobbys with two kids going every which direction, Ron does love the ocean, scuba, computers, games and tea parties with his 8 year old daughter! Texas Choice Realty was formed on the basis that real estate is LOCAL and most of the large companies that are selling real estate are doing so on a national and international set of rules. Texas Choice Realty was conceived to be light, quick and effective at selling in the LOCAL real estate market while still embracing technology and reaching out to the many people relocating to our area every year. Texas Choice was also formed with the agent in mind. Ron saw how much money the traditional brokers were charging agents that work hard for their money and thought that because of the localized focus and lower overhead, Texas Choice would attract HIGH QUALITY, HIGH PERFORMING agents who wanted complete control of their business to best serve their customers. Larger chains often do not consider the client, who is the home buyer or home seller, and what THEIR needs are. The agent, with Texas Choice Realty, is free to best meet the needs of their clients because, as a broker, I don't pretend to know what EACH client wants! It's a great situation as agents are happier and do more business and home buyers and home sellers get the BEST service possible!
