When people think KATY, a few things come to mind:

The Cinco Ranch neighborhood, developed by NEWLAND Communities was begun a little more than 20 years ago and it’s STILL growing. Originally thought as a 5,000 acre master planned
community, it has overgrown it’s boundaries and grown around GRAND LAKES, taking on an additional 2600 acres to bring the total to 7600 acres.
One thing that makes Cinco Ranch stand out is the huge variety of amenities that the community offers.
- A white sand beach
- Catch and release fishing in the lakes spread generously throughout the community
- Multiple pools all with various themes and amenities
- A water park with waterslides and waterchutes
- wooded areas
- picnic areas
- numerous parks
- schools located within the subdivisions
- The Country Club/Golf course
- many parks and greenbelts
Cinco Ranch is a very unique community in that normally, resale homes do not do very well when put in competition with new construction homes and Cinco Ranch has been building continuously for over 20 years but the resale homes do VERY well there.
Prices in Cinco Ranch $140,000 to just over $1M so there is wide variety in size and style of homes. However, the lifestyle throughout Cinco is pretty consistent, whether in the $140K range or the $1M range.
If I’ve heard one thing consistently that was considered a “negative” it has been that the HOA is too expensive. HOA runs from about $900/year up to some sections at $1500/year, thus adding $60-$150 a month to most mortgage payments (when escrowed).
For the most part, things are very positive about the community and businesses have done well there. Lifetime fitness is always hopping after opening almost 10 years ago, the La Centera Shopping Center is a big draw, having a little something for everyone from GYMBOREE, to JUSTICE, to White House Black Market, to Jos A Bank, and of course miscellaneous food available, highlighted by the recent addition of Las Alamedes.
